Special approval was requested because the gross density of 2.62 and a net of 3.23 dwellings per acre exceed the 3.0 units per acre required, and because the project is adjacent to a perennial stream. Special approval was also required for the 5-7 inch caliper replacement tree requirement to be reduced to 3-5 inch caliper trees.

Staff recommended approval. Motion to recommend -- Approved, 6 -0, Bower absent

Special and Specific Approvals do not have to be approved. They are only approved when Planning and Board Commissioners want the project to go forward. In other words, they are supporting the project and ignoring the County Comprehensive Plan and Land Development Code which they are mandated to uphold. It's their job.
